General terms of business

Operator

These terms of use are published by GOLDEN INVEST d.o.o. za poslovanje nekretninama (trading as Golden Invest Group), Ulica Josipa Hatzea 22F, 23000 Zadar, Croatia, OIB 18084438757, MBS 110085809, Trgovački sud u Zadru ("Golden Invest Group", "we", "us"). By applying for membership or otherwise using this platform, you agree to these terms.

What this platform is

Golden Invest Group is a gated membership platform. Approved members receive coordinated access to off-market property and development opportunities in Croatia, verified before being shared and matched to the member's stated mandate. This is not a public listings portal: there is no public inventory to browse, and access to any opportunity requires an approved membership.

When we introduce a member to a property owned by someone else, we act as a real-estate intermediary under the Croatian Real Estate Brokerage Act. When a property is one of our own developments, we are the seller, and we say so before the member sees its details.

Golden Invest Group is not a fund: members acquire property directly, in their own name or structure, and we do not pool capital or issue any financial instrument. Golden Invest Group is not a law firm, a credit intermediary or a licensed investment advisor; legal, notarial, financing and tax services are provided by independent licensed professionals, not by us.

Membership

Membership is free and carries no obligation. Applying, being reviewed and reviewing opportunities cost nothing, and membership does not itself commit a member to any transaction. A member may end the membership at any time; we may end it as set out in the member terms.

How we are paid

A brokerage fee arises only under a separate written brokerage agreement (ugovor o posredovanju) that the member signs with us before proceeding with a property owned by someone else. The fee is earned only when the purchase contract is concluded: if you never buy, you never pay us. It is between 0.5% and 1.5% of the purchase price, depending on transaction size and complexity; the exact rate is set out in the brokerage agreement. We never charge an advance fee, and without a signed brokerage agreement no fee is payable.

For our own developments we are the seller, and the price and terms are those of the purchase contract. Costs charged by third parties (legal, notarial, tax, survey and financing-arrangement fees) are separate and payable directly to those parties.

No promised outcomes

No returns, yields, or appreciation are promised or projected for any opportunity. Golden Invest Group does not sell a financial instrument and does not forecast investment performance. The outcome of any acquisition belongs to the member.

No payments through this platform

Golden Invest Group does not process payments and does not operate a checkout or transaction facility. We are not a party to any purchase agreement between a member and a seller. Purchase price, deposits, and all transaction funds are handled directly between the parties and, where applicable, through a notary, escrow, or bank in accordance with Croatian conveyancing practice.

Information accuracy; no warranty

Information shared through this platform, including opportunity descriptions and verification summaries, is provided in good faith and reflects the best information available to us at the time. It does not replace a member's own independent legal, financial, tax, and technical due diligence, which we recommend at every stage. We do not warrant that any opportunity is suitable for a particular member, and information is provided on an as-is basis to the fullest extent permitted by Croatian law.

Liability

We are liable under Croatian law for damage we cause intentionally or through gross negligence, and for death or personal injury; nothing in these terms limits that liability. Otherwise, to the extent Croatian law permits, our liability for losses arising from use of this platform is limited to losses that are a direct and foreseeable result of our own breach of these terms.

We are not liable for the acts, omissions, advice or services of independent professionals engaged by a member, who carry their own professional licences and liability.

Intellectual property

All content on this platform, including text, design, and the Golden Invest Group name and mark, is the property of GOLDEN INVEST d.o.o. za poslovanje nekretninama or its licensors and may not be reproduced without our prior written consent.

Amendments

We may change these terms for a valid reason, such as a change in the law, in our services or in how the platform works. The current version is always published on this page. We tell members by email at least 30 days before a change that affects them takes effect; a member who does not agree may end their membership before then at no cost.

Complaints, governing law and disputes

Complaints: you can complain by email, by post or in person; see our Complaints page. We reply in writing within 15 days. If we cannot resolve a complaint, our reply names the competent out-of-court consumer dispute resolution body and tells you whether we will take part.

These terms are governed by the law of the Republic of Croatia. If you are a consumer, this choice does not deprive you of the protection of the mandatory rules of the country where you habitually reside; you may bring proceedings in the courts of that country or of Croatia, and we may bring proceedings against you only in the country where you are domiciled. For users acting in the course of business, the competent court in Zadar has jurisdiction.
