Golden Invest Group is a Croatian real estate investment platform that gives international private investors and family offices member access to off-market property and development opportunities in Croatia, and coordinates acquisition, financing, legal, and management support through licensed local partners.
Why Croatia, and only Croatia
Most firms serving international property buyers cover a dozen countries. We cover one.
Croatia is not a market where general competence is enough. Knowing which municipality issues permits quickly and which does not, which coastal plots have maritime domain complications, which cadastral districts have unresolved restitution, which notaries and surveyors are reliable — none of this transfers from another jurisdiction, and none of it is learnable from a distance.
We would rather know one market completely than six approximately. If your interest is Spain, Portugal, or the UAE, we are the wrong firm and will say so.
Josip Lerga, Founder
Josip Lerga is a serial entrepreneur with more than 25 years in real estate, construction, and investment across Croatia and Germany.
Born in Germany, he began working in Croatian real estate in 2000, leading private construction and investment projects in collaboration with investors and developing property across the country. From 2013 to 2023 he operated across the Germany–Croatia corridor, expanding an international portfolio and working with investors on both sides of it. In 2023 he returned to Croatia and concentrated entirely on the Croatian market.
Golden Invest Group is the result of that decision: a platform built to give international investors the access and the local judgement that Josip spent 25 years accumulating.

The platform is new. The operator is not.
Golden Invest Group as a platform was recently launched. We are not going to show you two decades of transaction statistics under this brand, because they do not exist under this brand.
What does exist is 25 years of building, financing, and buying property in Croatia, and the network that comes with it — which is the actual source of the opportunities we share and the judgement we apply to them. A new company run by an experienced operator is a different proposition from a new company run by newcomers.
How we work
We coordinate. Licensed partners execute. Single point of contact across an acquisition; regulated work sits with regulated professionals holding the required licences in law, financing, tax, technical survey, and property management.
We source from two places, and we label both. Our own developments, and opportunities from a partner network built over 25 years.
We verify before we share. Title, encumbrances, permits, legalisation status, zoning, technical condition, and ownership structure — reviewed before a member sees an opportunity.
We stay after completion. Legalisation, development management, property management, and rental operation.
What we don't do
We are not a listings portal. No public inventory to browse.
We are not a law firm, a credit intermediary, or a licensed investment advisor. Those services come from licensed partners.
We do not promise returns. No yield figures, no appreciation forecasts, no projections.
We do not work outside Croatia.
We do not accept every applicant. Membership requires a defined mandate, available capital, and a transaction in the €1m–€50m range.
How we're paid
Membership is free. When a member completes an acquisition, the buyer pays a success fee of 0.5% to 1.5% of the purchase price, determined by deal size and complexity and agreed in writing before proceeding. If no acquisition completes, no fee is due.
